Property Damage Claim Investigation: On-Site Inspection

détective privé à Paris en scooter

When a property damage claim requires verification

Recurring water damage, a string of broken windows, property damage with unclear circumstances, and reports of missing personal property with no signs of forced entry: property damage claims account for a significant portion of the cases that home and business insurance underwriters must investigate.

The issue is not necessarily fraud. It could be an approximate statement, confusion between several events, or an overvaluation made in good faith. The investigation is primarily aimed at establishing the facts objectively, without prejudging the legal classification, which will then be determined by the company and its legal counsel.

A risk assessment is not an investigation. A technical expert’s report does not cover circumstantial evidence. It is precisely this area—the factual verification of circumstances and the consistency of statements—that our services address for managers who request them.

Warning Signs on a Property Damage Insurance Policy (
)

  • Repeated claims under the same policy or at the same address over the past 24 months.
  • Claim amounts have been steadily increasing from one claim to the next.
  • A detailed inventory provided with the report without a prior request from the manager.
  • Valuables declared without an invoice or photograph taken prior to the loss.
  • No direct witnesses to the event (empty premises, weekend, holidays).
  • Discrepancy between the reported use of the premises and what was observed on site.

What the Survey Covers

Our service is structured around three complementary areas: physical verification of the circumstances, cross-checking of statements, and background checks.

Verification of the reported circumstances at the scene of the incident, including a dated and geotagged photographic record.

Interviews with the insured, their family and friends, and direct witnesses (neighbors, security personnel, technical staff, and employees who were present).

Review of the policy and the damaged property (claims history, prior claims filed with other insurers).

Cross-check with the technical expert reports already available in the file.

Identification of material discrepancies between the declaration and the actual condition of the premises.

Investigation into the actual ownership or possession of property reported as missing or destroyed.

Identification of relevant contextual factors: use of the premises, business activity, plans for sale or renovation.

All of this is summarized in a detailed report sent to the manager within a maximum of two weeks after receipt of the complete file.

ANONYMIZED CASE STUDY

Recurring water damage
, in a Haussmann-style building

This is the third water damage claim in eighteen months for the same apartment, each reported for an increasing amount. The insured attributes the successive claims to water leaks that the homeowners’ association has failed to repair. Our on-site inspection reveals that the bathroom faucets have never been replaced, contrary to the statements provided during the two previous claims. The upstairs neighbors, who were never interviewed during the initial investigations, state that they have never noticed a leak and have never been contacted by the insured. Some of the furniture reported as destroyed during the second incident appears to be present and in good condition during our visit.

The Process of a Property Damage Investigation

Our five-step methodology structures the engagement and ensures the traceability of the procedures performed.

03

Deployment

Field deployment: on-site visits within a short timeframe, interviews, and gathering statements from neighbors and any relevant technical personnel.

Operation

Analysis and assessment of discrepancies between reported figures and physical findings; cross-checking with known prior reports.

05

Our five-step survey methodology is detailed on the dedicated page.

Why entrust your investigation
damage to property belonging to the Aquila Group?

The Insurance Investigation Division is headed by Victor de Villeblanche, who has been a private investigator since 2012. He personally drafts each report, ensuring editorial consistency and analytical coherence from one case to the next.

Our integrated national network covers five regions without subcontracting, enabling a consistent level of responsiveness throughout mainland France—including for claims in rural or hard-to-reach areas, which often remain difficult for Paris-based firms to handle when they rely solely on local correspondents.

In property damage claims, the speed of response determines the value of the findings: once an apartment has been repaired, belongings replaced, and construction work begun, the physical evidence that can be used in the claim is quickly lost. The firm’s integrated network allows us to respond within a few days anywhere in France and Monaco.

  • AFNOR pre-certification and ALFA membership: industry methodological standards are met.
  • Integrated national network: 5 regions, 20 offices, staff and associates of the firm.
  • Return deadline: no later than two weeks after the application is complete.
  • A detailed report, complete with photographs and geolocation data, admissible in court.
  • Maximum confidentiality: No information from the file leaves the firm.

Investigation practices in property and casualty insurance are governed by the ALFA.
